A deck is the room of the house that gets used most from March through November here, and it is also the one that takes the most abuse. The fasteners are where most Charleston decks fail first. Standard hardware rusts within a few seasons near the water, and once the hangers and screws go, the boards follow. We use hot dipped galvanized or stainless hardware, coastal grade lumber or composite, and framing details that let water drain instead of sit. It costs a little more on day one and saves a rebuild later.

Height and water are the other two factors. A lot of homes from Folly Beach to Daniel Island sit on piers or raised foundations, so the deck has to be engineered for the drop, and the ground under it has to drain. We set footings for the soil that is actually there, grade under the deck so water leaves, and build to code with permits handled where the job needs one.

Composite or wood: which is better for a deck in Charleston?

Both work when they are built right. Pressure treated wood costs less up front and looks traditional, but needs sealing every year or two in this climate.
